Windermere Lodge - Access Statement

Introduction

Our property is a pine lodge situated in Limefitt Park in Troutbeck. We have tried to provide as much information as possible in this statement, but if you have any queries please do call. We look forward to welcoming you.

We are sorry, but due to the stairs leading up to the decking and the front door, Windermere Lodge is unsuitable for wheelchair users.

Arrival & Car Parking Facilities

There is a car parking area next to the lodge with enough room for 2 cars. There is no on-street parking although extra parking is available by the park office.

The entrance to the property at the front has 4 small wooden steps - 17, 25, 25 &17 cms high, 35 cms deep and 100 cms wide. These steps lead on to a deck that is 100 cms wide. It has a hand rail on the left. At the top of the steps there is a gate. The gate is hinged on the left. The gate is 100 cms wide.
Parking is approximately 5 metres away from the entrance.
The outside light beside the entrance door is switched on from the inside of the lodge, The light switch is the furthest in a bank of three in between the bathroom and bedroom doors on the right as you enter the lodge.

General Information

The front door is 86 cm wide and the key hole lock 97cm high.
Inside the entrance there is a porch with hanging space for coats. There is a cupboard for boots and shoes in the short corridor leading to the kitchen.
The hall opens into the bedrooms, bathroom and kitchen with the lounge being accessed via the kitchen.
The exterior decking can be accessed via the lounge, or via the decking along the side of the lodge.
There are no stairs in the lodge.
Heating is provided by gas central heating throughout. There is an electric warm air fire in the lounge, and radiators in each of the other rooms.
The price of gas and electricity is included in the cost of your holiday.

Kitchen

There is a door into the kitchen 57 cms wide.
The worktop height is standard approximately 92 cm
Oven door is drop down with hob above is gas at standard height.
Sink is standard height with cupboards underneath.
Compact front loading dish washer 45 cms wide.
Lighting is spotlight bulbs on ceiling, with under unit lighting.
45 cms free space between cupboards and worktops.
Good contrast between floor, cupboards and other surfaces.
Fridge with freezer compartment.
Built in microwave 141 cms above floor height
Flooring is linoleum tile effect.
Smoke and carbon monoxide alarms fitted.

Lounge and Dining Room

The dining room is open plan with the lounge
A square table in the lounge measuring 67 cm floor to lowest point of table, 122 cms long, 76 cms wide.
Chairs are movable with padded seats and no arms
Flooring is fully carpeted
Furniture is moveable
One fabric covered double sofa and two arm chairs.
Teletext available on LCD TV with remote control. DVD player. Portable CD player with radio.
Electric warm air fire place.

Master Bedroom

Door width 59 cm.
Double bed provided – 5 ft
Bed height 68 cm floor to top of mattress.
Non feather duvets and pillows provided.
Clearance at end of bed to wall – 25 cm.
Bedside drawers 62 cm high.
Largest free space clear of doors and furniture is 130 cm by 150 cm.

Twin Bedroom

Door width 57 cm.
Two single 3 ft beds provided
Bed height 70 cm floor to top of mattress.
Non feather duvets and pillows provided.
Bedside table is 64 cm high.

En Suite Shower room

Door width 57 cm.
Shower in enclosed compartment.
Toilet seat height 46 cm
No space available to left or right of toilet.
Flooring is tiled with a bath mat.
Good colour contrast between floor walls and furniture.
Vanity unit under the wash basin.

Bathroom

Door width 59 cm.
Bath with flexible shower over. Non slip mat provided for bath.
Bath height is 55 cm. Integral bath rails available on both sides.
Toilet seat height 45 cm
No space available to left or right of toilet.
Flooring is tiled with a bath mat.
Good colour contrast between floor walls and furniture.
Vanity unit under the wash basin

Grounds and Gardens

Grassed area to side of the property level with the car parking area.

Additional Information

Information folder in lodge is produced in size 12 font.
Good mobile phone reception for Vodafone. Orange limited reception. Nearest public phone at reception (200 yards).
Internet access at Haybarn Inn (free wireless connection and payable internet station)
The property is no smoking throughout, although smoking is permitted on the decking outside.
Pets not allowed except service dogs (please inform us when booking).
